Introduction to Terms and Conditions
Tenancy Agreement
We offer flexible tenancy agreements meaning that you choose your initial contract period. You can choose to sign for a minimum of six months or a one month rolling contract from the beginning of your agreement. Please note our one month rolling contracts are at a higher rental rate than our six month contracts, please contact us to discuss our one month rolling contract prices. When you sign up for a minimum of six months, your rate is on a fixed term meaning that even when your tenancy reaches the end of the six month term, you then switch to a one month rolling contract, meaning you get to keep the benefit of the discounted price. Please note, as per our tenancy agreement, office prices are subject to an annual increase - you will be made aware of any annual price increases in advance if applicable.
Office Rates, Occupancy and Parking
All of the rates advertised on our website are based on a weekly figure and are subject to a minimum six month contract. Office rates are charged monthly, one month in advance. All of our rates include our all inclusive package. Each office is let subject to it's maximum occupancy level (you can find this information on our office space page). The parking allocated to each office will be equal to it's maximum occupancy level. There is no vat applicable.
Deposit and First Payment
On agreeing to let an office with Diss Business Space, we will require your deposit and first months payment within 7 working days of the verbal agreement and prior to occupancy. You will also be provided with a tenancy agreement which all parties will sign prior to your occupancy. Your deposit will be the monthly amount of your office rate i.e. the chosen office monthly rate is £454.00, so your first payment due will be £908.00 which includes your deposit and first monthly rental payment. Please note your deposit is held to ensure the condition of your office on return or/and in the event of any damage caused to the property (and/or any property belonging to the owners or within the property); Inspire House and any damage will be deducted from your deposit (should you wish to make a separate payment to cover any damage costs this is subject to director discretion and will be discussed at the time of the event). Should your office be returned in the same condition subject to wear and tear, see terms and conditions for more details, your deposit will be returned within 14 working days from your tenancy end date.
